When the General and Special Conditions herein contained have been complied with to the satisfaction of the Director of Public Works, the Grante of the Lot be entitled to a Lease from the Crown of the Piece of Ground comprised in such Lot for 75 years, to commence on the date on which possession shall be given at such Annual Rental payable half-yearly on the 24th day of June and the 25th day of December in each and every year as is specified in the Particulars of such Lot hereinbefore contained, and such Crown Lease shall be subject to, and contain all Exceptions, Reservations, Covenants, Clauses and Conditions inserted in the Crown Leases of similar Lots in the Colony of Hong Kong, or which may be required for the purpose of providing for or carrying out any of the General and Special Conditions

or the title thereto. The Lease herein contained affecting the said Lot

shall also

for one contain a proviso that the Lessee is to have the option of renewing the Lease further term of 75 years at a Crown Rent to be fixed by the Surveyor of His Majesty the King,

10. M. Should the Grante neglect, or fail to comply with these Conditions or any of them, His Majesty, shall be at full libert

11.2. Possession of the Lot granted shall be given to the Grantes and deemed to have been taken by stating that the Lot

on the date of a letter from the Director of Public Works is at the disposal of the Grantee,

12.4. The foregoing General Conditions shall be read and construed as varied or modified by the Special Conditions hereinafter contained,

SPECIAL CONDITIONS OF GRANT HEREINBEFORE REFERRED TO.

(a) The grantees shall not without the consent of the Governor

first had and obtainɛd erect or maintain on the area coloured red on plan any building other than for the purpose of the st. John Ambulance Brigade, Hong Kong à China District, and the crow Lease shall contain covenant to this effect,

(1) The building on or to be erected upon the lot shall be used,

kept and maintained for the purposes for which the same is used or is to be erected as provided by condition (a) mad shall not, without the previous licence of the Governor be used for any other purposes whatsoever.

(2) In case it is at any time shown to the satisfaction of the

Governor that the building upon the said lot has ceased

to be used for the purposes for which the samɛ vas erected as provided by condition (a) it shall be lawful for the Governor to re-cater upon the lot in like manner as for any other breach of the teras of the Crown Lemne,

(3) The grantees shall not sell, assign, aortgage, charge, desise,

underiet, part with the possession orotherwise dispose of or aneu:sber the lot or may part thereof or any building thierson without the consent of the owernor first had and obtained,

(4) The Crom Lease shall contain such covenants as shall be neœcasar/

to give effect to these conditions.
